To give an example of how advantageous it is if there is no brokerage fee, if the property is sold for 30 million yen, there is usually a brokerage fee of about 1,056,000 yen, but if it is a purchase, it means that you do not need to pay this.

It seems that some people who sell real estate do not want to be known that they are trying to sell to others for personal reasons. Even in such a case, if it is a purchase, there is no need to advertise, so you can sell the real estate without being known to the surroundings.

It is that the sale price will be cheaper than selling the property by intermediary.
It depends on the property, but 20 ~ 30% of the market price will be cheaper.
I introduced in merit 04 that "there is a merit that you do not have to pay a brokerage fee", but since the price that can be sold becomes cheaper than that, it is a method called "purchase" that is suitable for those who "want to sell quickly with knowing that".

When you ask a real estate agent to mediate the sale, be sure to conclude an intermediary contract.
An intermediary contract is a contract form stipulated by the Building Lots and Buildings Transaction Business Act, and there are three types of intermediary contracts: exclusive intermediary contracts, full-time intermediary contracts, and general intermediary contracts, and the seller can select any of them.
By concluding an intermediary contract, the promise of sales intermediary between the seller and the real estate agent is clarified, and rights and obligations arise from each other.

An intermediary contract with a purchase guarantee is a contract in which the Company purchases at the purchase price presented in advance when the Company conducts brokerage work for a certain period of time (approximately 3 months) but the seller is not decided.
The purchase price is lower than the sales price by intermediary, but it is definitely possible to sell, so you can make a financial plan with confidence.

In concluding the sales contract, we will adjust the terms of the contract.

It is common for the settlement date to be at the same time as the delivery date, but when selling the property due to relocation etc., we will adjust the specific contract contents such as "After settlement, we will hand over with the condition of one week's grace period for delivery".
